A Happy Client Review of Dan Forbes REALTOR Cedar Park

One of the things I love about real estate is the joy I see on people’s faces when they buy a home. I appreciate this nice review. Steve and Rachelle were moving from Mississippi to Cedar Park. They were referred to me by a friend and past client. (I love referrals) One of the unique things about this experience is that Steve and Rachelle had discovered a home online and were interested in it. The problem? They were still in Mississippi. They asked if I could go and take a look at the home for them. Not only did I look at the home I videotaped the home, the lot, the neighbor’s houses, the street, the neighborhood, the nearby stores and amenities. The videos gave them a comprehensive understanding of the opportunity. I wanted to provide stellar service. Already, I was assuming I’d receive a good review like the one above. They acted fast, made a strong offer, and got the house under contract. The subsequent home inspection revealed a few deficiencies. We also discovered some discrepancies on the Seller Disclosure. As a result, I was able to negotiate a few more thousand dollars credit from the Seller. The lender experience was a little frustrating and the transaction seemed to be in jeopardy a few times. But, I was able to help navigate through the rough waters and we finally sailed smoothly to closing. What’s interesting about this experience is what I’m noticing in today’s market. More and more prospective buyers are actually finding their home online by themselves. I also provide an app that assists in their search. Once they find a home they like we go see it and often write on offer. The value I bring to my clients is helping navigate the complexities of negotiation, offers, contracts, loans, title, inspections, appraisals, and so much more. In fact, I jotted down a list of 210 things I do between the first contact and closing. I guess that’s why I always receive a stellar review. Not all REALTORS® are the same.
