It’s cold outside here in Austin, Texas. As January 2019 begins we’ve seen temperatures in the 30’s. My car had an icy conditions warning on the dashboard this morning. That being said, Austin Real Estate is heating up.
Every December people have the Holidays on their mind more than they do buying or selling real estate. Now that January 2019 has arrived the real estate market is expected to heat up.
I expect this year to be like most years. Cold now but that’s just the temperature.
In fact, I was talking with Danny Smith, my favorite mortgage loan officer, this morning. He said that mortgage rates were down again. This is good news for buyers.
This January 2019 is a window of opportunity for those thinking about buying. Rates are expected to move higher. So, my advice is to act now. Really, act now. You’ll thank me later.
The news is still good for sellers too. It’s not as good as it has been in recent years. However, home prices are still up. I expect to see home prices begin to flatten and the trend of days on marketing continuing to rise. So, act now. You too will thank me later.
Gone are the days of multiple offers on day one of a listing. In fact, it’s more important than ever to be competitively priced if you want to get top dollar for your home and a quick sale.
