I want you to help me to dispel a misguided opinion that December and January is the worst time to sell a home in the Austin area. Is this a good time to sell or not?
I’m talking to so many people who are saying I’m just gonna wait until May or June to sell my home because that’s when most homes are selling in the Austin market. That is a true statement.
I mean most of the homes or the largest number of homes sell in May, June and July of each year. In fact, almost twice as many homes sell then compared to most Januarys.
But, don’t confuse the number of homes sold with the quality of the market. Look at these numbers:
- Sold prices are up over 4 percent compared to last year at this same time
- Pending sales are up right now over 12%
- Months supply of inventory is only 2.73
- Average of 68 days on market (that’s how long it takes to sell a home)
In a normal balanced market it takes 180 days to sell a home. So don’t confuse the vast number of homes sold in May and June and July here in the Austin area with the quality of the market.
