The Austin Board of REALTORS® just released the January 2018 Market Report. This real estate update reveals the year over year price gains and sales numbers.
We still have a strong sellers market going on in Austin, TX. In fact, in the Austin-MSA the median sales price is up 3.6% from this same time last year. The median price is now $290,000.
Here in Cedar Park, Texas, just North of Austin and ground zero for me and my real estate practice the median price is up a whopping 10.7%. The median home price is now $291,750.
“Does that mean I can add 10% to what my home was appraised at last year to determine today’s value?” Well, not necessarily, because real estate is so very local.
Cedar Park is in Williamson County and the overall median price in the county is only up 1.4%.
So, when I’m pricing a home for sale I look at the individual neighborhood for pricing research. I look at the Active listing, Expired Listings, Pending Listings, and most importantly the recent Sold Listings to determine market value.
That what I call a Comparative Market Analysis. In fact, I’m an expert at pricing homes and negotiating top dollar for my Seller clients.
