I have a list of Buyers who want to buy a brand new home in Leander or find a lot on which they can build. It’s almost an impossibility right now. That’s hard to believe isn’t it.
In early 2020 it would have been easy to go out and find a new inventory home or a lot on which to build in Leander, Texas. After all, we have dozens of new home communities underway in this fast growing area just North of Austin.
The Pandemic changed all of that. Buyer demand surged last year while at the same time inventory shrunk. People huddled at home during the COVID-19 lockdown. Yet, buyer kept buying. What was a seller’s market became an extreme seller’s market in Leander, Texas.
By January of 2022 builders ran out of inventory homes. They soon ran out of lots. Some started a waiting list for buyers and many of those communities soon had 100’s of potential buyers on their list.
I keep up with scores of new home communities in Leander, Texas and here’s how some builders are trying to solve the low inventory problem:
- Some are still using waiting lists. I am on many of those VIP lists so that I am instantly notified when something becomes available. This help my clients be first in line.
- Some have decided to put a moratorium on selling. One builder is selling nothing for the next 100 days while they pull permits and start dozens of homes to be made available by summer.
- Some are releasing a few homes each month. For example, one builder has 4-8 homes under construction at all times but doesn’t make them available to buyers until they are about one month away from completion.
