Is it time to sell your home?  Maybe. According to the National Association of REALTORS® homeowners are staying in their homes longer. In fact, in 2007 prior to the real estate crash the average time people held a home was 6 years. That’s increased to 10 years today.

Do you think that sounds too short or too long?

“Should I stay or should I go” is the name of a song produced in 1981. Perhaps you are asking yourself that question about your home?

I jotted down some reasons that you might think about selling in 2019.

It might be time to sell your home when….

1. It’s the top of a seller’s market. That’s precisely where we might be today. In fact, across the nation the real estate market has shifted. We are not in the insane seller’s market we were in 2 years ago. Even here in Austin, TX we are noticing a softening in the market. If you agree, then it may be time to sell your home.

2. You’re financially stressed. A few months ago I had a client who was so financially stressed by the increase in their property taxes, they could no longer afford the home. Perhaps that’s true for you. For some else it might me because of a drop in income. If you’re feeling stressed financially it might be time to sell.

3. Your family has grown. Maybe this was your starter home and your family has out grown the property. Maybe you need more bedrooms and a larger home. So, is it time to sell?

4. You family has shrunk. Last week I met with a client who has a 7 bedroom home, but the kids have left the nest and it’s just the two of them now. They want to downsize and move to an area when they can have more land with their next home. That’s a perfectly good reason to sell.

5. You are past the 4-5 year hurdle. As you know, the first 2-3 years of mortgage payments are mostly interest. You may been to be in the home 4-5 years before you can recoup your down payment and make a profit. If you’ve only owned the home for 2 years, that’s going to be a challenge.
