175 listings expired from our Austin Board of REALTORS® MLS system at midnight last night. These home sellers wanted to sell, but something went wrong. They failed to sell.
Not every listing results in a successful sale. Many listings reach the end of their listing contract and expire. They show up on the daily expired hot sheet.
These people woke up this morning disappointed. They are perhaps confused and wondering….
– What went wrong?

3 Reasons a Home May Not Sell
When a disappointed seller calls me I begin my investigation. What I have found over the years is that three things determine whether a home sells or not: (1) The Price, (2) The Condition, (3) The Marketing Strategy. Get these three things right and your home is guaranteed to sell.
Often times, the seller’s with whom I work discover that it wasn’t the price. It wasn’t the condition of the property. It was the agent! Their agent lacked a proven powerful marketing strategy.
