What are the three most important questions about home inspections? As a REALTOR® with over 17 years experience and having served hundreds of clients I’ve seen my share of home inspections. Here’s my thoughts on what I believe are three important questions about home inspections, plus one bonus question.
1. What is a home inspection?
According to the American Society of Home Inspectors a home inspection is “an objective visual examination of the physical structure and systems of a house, from the roof to the foundation.”
It is an “unbiased” examination. It’s not a tool to help the buyer negotiate against the seller. That’s not the purpose. It’s simply an examination of the house and its systems.
It’s a “visual” examination. The home inspector “looks” at the property and gives his opinion as to the proper functioning and condition of the house and its systems.
2. What does a home inspection include?
Again, ASHI says, “The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.”
It covers an awful lot about the house. Scores of items are included in the home inspection report.
3. Why do I need a home inspection?
When I’m buying a home can’t I have my uncle the handyman take a look at the house? I believe it’s important to have a professional, licensed, home inspector take a look at the house. After all, for most people, a home represents their largest investment. It only makes sense to have a proper home inspection when you’re buying your home.
