Below are 5 real estate lies I often see in our Multiple Listing Service. These are phrases that I often see in the remarks section of listings. You’ve seen them too.
Let me interpret them for you.
Hurry, Will Not Last
This phrase actually means, This home probably won’t sell. I can’t tell you how many times I seen this phrase in the remarks of an expired listing. It failed to sell. So, if you want to guarantee your home won’t sell ask the agent to put this in the remarks, “Hurry, will not last.”
Needs a Little TLC
When you see this phrase it means, This home is a dog. You can expect the roof to be leaking, the flooring to be awful, and perhaps some strange smells. It reminds me of the home I walked into once where I was immediately covered with fleas. Yuck!
Motivated Seller
What this really means is, This home is overpriced. The seller is motivated to get a price that is above market. They are motivated alright. Motivated to take your money if you let them. It could also mean that the agent is motivated to sell it.
Buyer to Verify Square Footage and All Facts
When I see this I immediately think, The Seller probably isn’t being truthful. Isn’t this a red flag of some sort? After all, why can’t I rely on what’s being advertised. What’s up with that? Where the lies?
Diamond in the Rough
I could simply refer you back to “Needs a little TLC.” But, not only is this home a dog, but it’s also ugly as a rock. Unless you are “We Buy Ugly Houses” you might want to skip this one.
The moral is beware of little lies.
