What’s it like to be a REALTOR working in Cedar Park, Texas and Round Rock, Texas?
In this video I’m showing property to a buyer in Round Rock and Cedar Park Texas. We spent all day Monday looking at resale homes. Of the nine we wanted to see, three went under contract with multiple offers before we could even get there.
On Tuesday we decided to look at two new construction homes. The one my buyer liked already had a buyer making loan application. It was doubtful that would work out for my buyer.
One more resale piqued our interest. When she walked through she exclaimed, “This is the one. We want to make an offer.”
When I called the listing agent I found out that two other offers were already in hand. We scrambled to writ up our offer. I made 6 suggestions about how to make our offer stand out. It worked. Our offer was accepted.
This Week’s Market for Austin, Texas
New Listings Down 30.5% in Austin. Across the U.S. new listings are down 20-40%. New Listings are the best lead indicator of the health of the real estate market. Less new listings leads to less inventory, which is causing a supply vs. demand imbalance.
What it means. This drives prices up and makes it hard for buyers to find the home they want. It’s essential to see a listing the day first day or two that it hits the market.
Buyer’s are struggling. This week I helped a buyer find their next home, but it was a stressful few days as we struggled to set up showings and found ourselves in a multiple offer situation. Fortunately, we won. (See my video below)
What I’m doing. I am relentless in helping buyer’s find the home of their dreams. I’m exerting whatever effort it takes. And, it’s working.
