Some buyers mistakenly think it costs a lot more money to buy a new home. That’s not the case. Here in our Austin, Texas market it’s often just as affordable to buy a new home as it is to buy a resale.

In fact it can be even more affordable due to builder and lender incentives give to new home buyers.

New Constructions

Consider these advantages of buying a new home.

  1. Everything is brand new.  Don’t you just love that new car smell when you buy a brand new car?  Well, multiply that by 10 or 100 and that’s how you’ll feel with a new home. It’s brand new, clean, and everything works.
  2. Maintenance and Repair Worries Don’t Exist.  During the first number of years you won’t have to worry about things breaking down.  If they do, they are most likely covered by a warranty.
  3. Warranty. A new home will most likely come with a builder’s warranty on the structure and manufacturer’s warranties on appliances.
  4. Energy Efficiency.  A new home will have the latest efficient Air Conditioners, Heaters, Water Heaters, etc.  This can save you a lot of money on monthly bills.
  5. Individual choices.  The finishing choices are up to you.  You most likely can make  choices regarding paint colors, faucets, cabinets, tile, carpet, and even landscaping.  It’s your choices, not someone elses.
  6. No Haggling Over Repairs.  When you buy a resale you’ll need a home inspection and likely have some repairs to negotiate with the Seller.  Sounds like fun, huh?  No.  It can be very stressful and sometimes it can kill the deal.
  7. Flexibility. Builders offer a variety of floor plans, sites, and amenities. You can focus on your needs and wants.
  8. Relationships With Lenders.  If your builder has a preferred lender, and most do, you’ll probably be surprised when you’re offered several thousands of dollars credit toward closing costs.  That’s true in our Austin Texas market.
  9. Pricing Competition. Builders are competing with other builders and the competition is fierce. You’ll discover that competition among builders helps you get a fair price.
  10. First Year Touch-ups and Repairs. During the first 12 months of ownership most builders will make minor adjustments, repairs, and touch-ups.
  11. Personal Enjoyment.  Choosing a new home, customizing it, and anticipating the future life you’ll live in the home is fun.
