The Austin real estate market is going through a major shift. No longer are we in a super strong Seller’s Market. We are now in, what I would call, a Seller’s market. Writing an offer is different now.
Inventory is rising having gone from a .063 Month Supply of homes 90 days ago to a 2.28 Month Supply of homes today. That is a dramatic shift and good news for buyers.
Sellers are more reasonable when negotiating. Many homes are selling below the asking price. And, Sellers are dropping prices. In fact, in the last 17 days 18.8% of homes have dropped their price.
