Buyer’s are finding it hard to find new construction homes in Leander, TX. For that matter, it’s hard to find a new home anywhere in the Austin area. This is especially true of Leander, Cedar Park, Pflugerville, Round Rock, and Georgetown, TX. I’m a real estate broker and know the pain buyers are experiencing.
Why is it so hard? There are a variety of factors that have created this problem:
- High buyer demand
- Low inventory
- COVID 19 impacted the process and worker availability
- Low mortgage rates
- Slowing permitting process
- Lack of land
- Time frame to develop vacant land

Today’s process is different than pre-pandemic. Gone are the days of driving through a new community to pick out a lot, pick a floor plan, choose options, and wait 5-6 months for a home to be built. Today it’s the builder that offers only a limited number of lots with the plan already chosen. Builders start building an inventory home with the most popular options and once they are about 4 months from completion, THEN they offer the home for sale.
Buyers are having to sign up on the builder’s VIP waiting list, get prequalified, and wait for the email saying homes are available. Buyers are finding that other buyers are getting the same email, so there is competition. Some builders work on a first-come, first-served list. Others are offering home for bidding among the buyers.
Buying a home in the Austin area is hard. The patient buyer will be rewarded. The buyer who teams up with a Broker, like myself, has the best chance of getting into a home.
