Before choosing to list their home with me they had been listed with another agent. The home failed to sell after being on the market 121 days.
The average number of days on market in our Austin MLS is 58. Clearly something was wrong.
When the listing expired I gave them a call and explained how for over 16 years I have helped Sellers whose home did not sell the first time on the market.
There are only 3 factors that determine whether a home sells or not:
(1) The price
(2) The Agent’s marketing strategy
(3) The condition of the property
Looking at their situation I determined that there was nothing wrong with the condition of the property. It has been well maintained and even though it was vacant it showed well.
The price was little high and I recommended a price improvement of about 4 percent. Over the years I’ve learned that the most important factor in selling a home is price. Today’s buyers are savvy and well informed. They know value when they see it. Therefore, it’s imperative to be competitively priced to attract top dollar from the market.
The main problem and the reason I think this home did not sell was the lack of a proven powerful marketing plan of action. Too often an agent will list a property and rely only on the 3 P’s to sell it.
P- Put it in the MLS
P- Put a sign in the yard
P -Pray that it sells
It takes more than that to sell a home in today’s market.
With over 16 years of experience and having developed marketing mastery, I was able to sell this home in only 19 days. The result was very happy clients.
